Share value shows the allocation of proportionate shares to the strata owner in a condominium development. It determines how much strata shares each owner has and does not necessarily equate to the size of the residential unit.
Share value is usually used to determine how much maintenance fees need to be contributed by each homeowner for maintaining the common areas in the development. Other than maintenance fees, share value also is used in determining the voting rights.
Maintenance Fees are for the purpose for controlling and managing the usage and enjoyment of the common facilities in the development.
Maintenance Funds is used for securing expenses of maintaining the lifts, insurance, common areas and facilities while Sinking Funds is used for infrastructure upgrading and restoration such as paint works and renewing/replacement of fixtures in the common property.
The proportion of funds allocated for maintenance funds and sinking funds are managed by the Management Committee and may increase over time.
Compared to many other condominiums in District 9, The Avenir maintenance fees monthly are considered very market sensitive.
